- Quiet title disputes - When a dispute arises regarding who owns the title to a piece of property, a quiet title action may be necessary to resolve the problem. Filing a quiet title action will disclose if there are any unpaid tax liabilities, liens, defects, or boundary disputes associated with a piece of property. If multiple parties claim ownership of a piece of property or in cases of adverse possession, a quiet title action can resolve the issue.
